Commercial Store Fronts-We currently have two wonderful commercial spaces available. The spaces are approximately 1,100 and 1,900 square feet respectively. Each have two entrances. One entrance that faces 13th Street and a rear entrance with direct access to the largest municipal parking lot in downtown Franklin. This is a highly trafficked area. The stores has large, dry basements for storage. The stores are available for immediate rental. The monthly rent for the smaller space is $800 per month and the larger is $1,000 per month. Leases from one to ten years are available. Rent includes sewage and taxes, but does not include electric, gas heat, telephone service, water or garbage removal.

Residential Apartments-We are completely full, but we are planning construction on everal brand-new 2 bedroom apartments with 1 1/2 baths and washer/dryer connections that will rent for $850 a month.  The monthly rent includes the cost of central air conditioning and heat paid for by the landlord.  They are, of course, in the heart of all downtown shopping and events. Each apartment will have ceiling fans, new windows and new hardwood floors. The hallways and stairwells are newly redecorated and only tenants and their guests can access through keyed security doors. A one year lease and two months security deposit are required. There are also some spacious 1 bedroom apartments, but they are currently all occupied as well. We are taking requests to be on a waiting list.

Commercial Office Space-The Liberty building is the tallest office building in Venango County and is a 60 second walk from the Courthouse and all of Franklin’s downtown stores and restaurants. There is a municipal parking lot behind the building. We have renovated the building lobby and it now has its original early 1900's charm with tin ceilings and period lighting. The building has great charm and is home to many law offices, financial investment offices and county administrative offices. Bathrooms are handicap accessible. Each floor in the building is subdivided into 21 private offices that can be kept that way or combined to form conference rooms and waiting areas. Our tenants enjoy an all inclusive rental, which means that the rent includes everything except their phone. We pay water, sewer, taxes, heating and garbage removal. Suites 501-505, 515-519, 520-524: 2,000 square feet with gorgeous views of downtown and the parks, that can be utilzied for a large company or practice with multiple partners that require individual suites and areas for conference and support staff. Willing to rent in smaller groupings. $14 per square foot per year.
