Deep Harbour Properties (DHP)

Deep Harbour Properties LLC (DHP) was incorporated in the Commonwealth of Pennsylvania in April of 2004 for the purposes of acquiring mixed use commercial real estate. The Executive Team is based in the New York City metro area and has decades of management and business experience. Much of that experience has required the remote management of projects and people spread across the United States. The Executive Team is well rounded in its exposure to business issues from small business start up ventures through managing billion dollar business case implementations at Fortune 25 Corporations. DHP is committed to serving the interests of the communities that it invests in as well as those of its stakeholders and shareholders.

DHP is seeking to invest in “ideal” communities which we define as an incorporated village, city or town that serves as the county seat for the county in which it resides, has a Federal recognized historic district, is within 2 hours of a major urban area, and has or is near a major hospital or medical facility. This profile was developed by researching communities throughout Pennsylvania to determine the characteristics of those demonstrating the strongest economic recovery, most viable rental markets and with the most attractive real estate opportunities. The DHP investment strategy is to procure commercial or mixed use buildings with the following characteristics:

• Located within the recognized historical district, preferably with the potential of being listed on the national registry of buildings with regional historic importance. Containing 10 or more rental units.
• Rent Role to Purchase Price ratios of 3.5 to 1 or less.
• Potential for increase of existing rental income through building improvement, unit expansion or the creation of additional units.
